Pioneer Engineering’s Land Planning Department staff includes AICP planners, licensed landscape architects and graphic specialists.  We begin every project by conducting due diligence.  Before engineering and land planning, we will find all the information on a piece of property that is available.  This information typically includes zoning and subdivision ordinances, comprehensive plans, city policy documents, LiDAR topography, county section or plat information, along with any special environmental data such as FEMA flood plain and wetland information.  We conduct a site visit and will have conversations with the municipal planner or engineer.  From here we will provide the client with multiple site designs based on our due diligence and incorporate what the client needs.  This will provide the client with a thorough analysis and concept plan to determine feasibility.  From there our land planners along with the engineers and surveyors will provide all the information needed to make application and receive entitlements.  From high density to low density, our land planners are well versed in many different planning styles from traditional suburban design to new urbanism and sustainable approaches.  Our planner’s number one priority is to ensure the developer has a plan that will provide the most marketability and will be a development the client will be excited to put their name on.  An experienced registered landscape architect continues to work with the client and the Pioneer Engineering project team throughout the development process to provide an outstanding development experience.
